2024 Sanitized Sumer Rentals at Hampton Beach, NH


We are really looking forward to some safe summer fun at the beach!  We remain committed to maintaining only the highest standards of cleanliness, to being mindful of the earth by recycling as much as possible, and to enforcing a strict policy of "NO SMOKING of ANY SUBSTANCE or tobacco use of any kind (including e-cigs or vaping) allowed anywhere on the property including the porches, decks, driveway and yard. Our rates are very reasonable so your vacation will be a great value. We do require a $500 REFUNDABLE cleaning and security deposit which will be returned within 10 days of check-out if the cottage and yard are left absolutely CLEAN and undamaged. You must be willing to actually CLEAN the cottage upon departure.  We are also pet friendly in two of our cottages, and will consider allowing ONE well-behaved, quiet, friendly, fully vaccinated dog. ($150 per week Pet Fee will apply in order to help offset the higher insurance costs, as our insurance company does not agree with our "Pet Friendly" policy.) During the last several years, even during the height of the pandemic, we were fully booked throughout the season, and this year we expect the same. Renting one of our single family cottages is the best way to vacation safely! All rentals during the high season are on a Saturday to Saturday basis. Check-in is after 3 pm and Check-out is by 11 am.  Preference will be given to 2 week or longer rentals.

We accept personal or bank checks, but not credit or debit cards, when booking directly through us. If you would like to use a credit card to book, you may do so through our listing on TripAdvisor.com or Vrbo, however substantial extra charges (Processing Fees and Booking Fees) will apply. A 50% non-refundable deposit is required to book your vacation if it is more than 30 days in advance. The balance is due 30 days in advance of the rental. The total amount is due upon booking if it is less than 30 days in advance.

 This is our family beach house located at 3 Dover Ave in the quiet "Island Section" of Hampton Beach. We have just finished doing major renovations to the entire first floor including an all new kitchen, new plumbing, electrical, heating, central AC, flooring, sheetrock, paint, etc. We will now keep the house for ourselves. 

This cottage is just steps (175 yards) from the smooth white sand beach at the end of our little street - no need to cross the traffic on Ocean Boulevard! We enjoy a short walk to restaurants, shops, deep-sea fishing, whale watching, para-sailing, free nightly concerts and FIREWORKS!!! It's a short drive to golf courses, Water Country and the Kittery Outlet Malls. Portsmouth is only 25 minutes away and it is  about an hour to Boston.


The beach house has only 2 bedrooms, both of which are upstairs, and sleeps a maximum of 6 people, with a king bed and a twin bed in the front bedroom, and a double (full) bed and a twin bed in the back bedroom. This cottage is completely furnished with a brand-new full kitchen including new custom soft-close cabinets with quartz countertops and a beautiful custom backsplash, new appliances including a dishwasher, expanded cable TV, free wireless internet, central AC and heat, a laundry room with full size washer/dryer, and a separate shower room.  There are picnic tables and a gas grill in the shared back yard. There is also a fantastic front porch with rocking chairs where we can sit back, relax and just enjoy the hanging baskets of flowers and the fresh sea air, read a book or savor a cocktail. It's my favorite place on earth!

This is an immaculate single family cottage in the quiet "Island Section" of Hampton Beach, NH. This adorable three bedroom and 1 1/2 bathroom cottage (no waiting for the bathroom!) has wood floors throughout and is just steps (175 yards - 3 min walk) from the smooth white sand beach at the end of our little street - no need to cross the traffic on Ocean Boulevard! It is all on one floor - no stairs to climb! We have just finished the exterior renovations - new windows and siding!!! Check out the pictures above.

The front bedroom has a double bed, the small middle one has twin bunk beds, and the back bedroom has a double bed and it's own little en suite bathroom which is where the shower is located. (Cottage sleeps 6 max - 4 adults & 2 children.) Tenants are required to bring their own linens (sheets and towels) and paper goods. The house is completely furnished with a full kitchen which has an electric stove, full size refrigerator, microwave, toaster, coffee maker, blender, dishes, etc. There's expanded cable (watch the Red Sox!) on two wall-mounted flat screen TVs, free wireless internet and AC. It also has a great deck with chairs and an umbrella table for al fresco dining and relaxing. Morning coffee or afternoon cocktails are so much better on the deck with the fresh ocean air! There's also an outdoor cooking (gas grill) and dining area with picnic tables and lights!

We are pet friendly and upon approval you may bring ONE quiet, friendly, well-behaved, fully vaccinated dog. $150 per week Pet Fee will apply to help with higher costs as our insurance company does not approve of our "Pet Friendly" policy. (Sorry, although I do love cats too, no cats are allowed due to severe allergies in our family.) There is absolutely NO smoking or tobacco use of any kind (and NO e-cigarettes or vaping) allowed ANYWHERE on the property, including the deck, driveway and yard! Off-street stacked parking for ONE car (NO large trucks or RVs). This is NOT a party house! We live in the cottage next door! This beach house is ideal for seniors and anyone who has difficulty climbing stairs, as it is all on one level and close to the handicapped walkway onto the beach. This is a classic beach cottage, built by my parents in 1950. It is very cute and exceptionally clean, but is not large.


The price is $2000 per week plus the NH Tax of $179. There is also a Sanitizing Fee of $100. We require a $500 REFUNDABLE cleaning and security deposit which will be returned to you, if the house and yard are left absolutely clean and undamaged. You must actually CLEAN the cottage upon departure (clean bathroom and shower, sweep and wet-mop all floors, clean the kitchen, etc.) in order to receive the Cleaning and Security Deposit back. If ANY additional cleaning is required, there will be a MINIMUM Cleaning Fee of $250.  There is NO maid service, though we do go through them in between tenants to inspect and make sure that they are in excellent shape.

Spend your summer vacation at beautiful Hampton Beach, NH. This is the upstairs unit in a duplex building. (The lower unit is used only for storage.) The cottage has wood floors throughout and a new living room couch as well as a recently renovated kitchen area. It is completely furnished with a full kitchen, cable TV, free wireless internet, AC, gas grill and picnic table. It has a porch perfect for relaxing. Just bring your linens, paper goods, personal items and a good book. NO SMOKING or tobacco use of any kind (and NO vaping or e-cigarettes) are allowed ANYWHERE on the premises, including porches, driveway and yard! This is NOT a party place. We live in the cottage next door! Stacked parking for 1 vehicle on site (NO large trucks or RVs). 

The price is $1700 per week plus the NH Rooms & Meals Tax of $153. There is also a $100 Sanitizing Fee. We require a REFUNDABLE $500 cleaning and security deposit. We do not charge a large "Cleaning Fee", but in order to receive this deposit back, you must be willing to actually thoroughly CLEAN the cottage (clean bathroom and kitchen, sweep and wet-mop floors, etc.) as there is NO maid service. We do send someone through between tenants to make sure that everything is in great shape! If ANY additional cleaning is required, there will be a MINIMUM Cleaning Fee of $250. We are pet friendly and upon approval you may bring one well-behaved, quiet, friendly and fully vaccinated dog. ($150/week Pet Fee will apply to help offset higher insurance costs.) There must be absolutely NO dog hair anywhere when you leave!
